Commercial roof surveys and maintenance

Condition surveys · drone and moisture surveys · planned maintenance

A roof condition survey tells you what the roof is, what state it is in and what it will need, with photographs and a budget. Published prices for a full survey of a smaller roof run £250 to £400, a drone survey £200 to £350 and a thermal or moisture scan £300 to £500. Large or multi-building estates cost more.

Planned maintenance, usually one or two visits a year, keeps outlets clear and catches defects while they are still cheap.

When to commission a survey

  • Before buying, leasing or ending a lease

A roof is one of the biggest items in a dilapidations claim. Know its condition before you sign or hand back.

  • Before setting a capital budget

A survey with a five or ten year plan turns roof spending from emergencies into a schedule.

  • Before solar panels go on

An array lasts 25 years or more. The roof under it needs to last as long, and carry the load.

  • After a storm or repeated leaks

To find out whether there is one problem or many.

Budget figures read from national price guides and roofers' own published rates in November 2026, shown before VAT. Use them to plan; the contractor's written price is what counts. Work out a budget for your roof.

What a good roof report contains

The roof, described

Construction, system, approximate age, area, falls, outlets, rooflights, plant and access. Many facilities teams do not have this written down, and every later quote depends on it.

Defects, graded

Each defect located on a plan, photographed and graded by urgency, with the likely cause. A common grading runs from serviceable through defects needing attention to major refurbishment and end of life, as on the condition card on our home page.

Cores and moisture

On flat roofs, small cores cut through the covering show the build-up and whether the insulation is wet. Thermal imaging or electrical moisture surveys map wet areas across the roof. This is what decides whether a roof can be overlaid or must be stripped.

Safety on the roof

The surveyor should say how they will access the roof and how they will stay off fragile surfaces. HSE guidance is to treat every roof as fragile until a competent person has confirmed it is not; rooflights and fibre cement sheets are the classic hazards. A drone avoids walking on a roof that is not safe to walk on.

A budget plan

What to do now, in two to three years and in five to ten, with costs. That plan is what makes a survey worth paying for.

  3. Survey on site

Visual inspection, cores and moisture readings, photographs and measurements.

Survey and maintenance questions

How much does a commercial roof survey cost?

Published prices for a full survey of a smaller roof are £250 to £400, a drone survey £200 to £350 and a thermal or moisture scan £300 to £500. These come from domestic-scale price guides: a large warehouse, a school or a portfolio of buildings is priced per job.

How often should a commercial roof be inspected?

Twice a year is the usual advice, in spring and autumn, with outlets and gutters cleared each time, plus a check after any major storm. Many maker guarantees require periodic inspections to stay valid.

Is a drone survey as good as walking the roof?

For seeing and recording the whole roof, often better, and it keeps people off fragile surfaces. It cannot take cores or feel a soft deck, so on flat roofs a drone is usually combined with cores at chosen points.

What is a roof condition survey?

A written report of a roof's construction, condition and defects, with photographs, graded recommendations and usually a budget. It is the document every later decision and quote is based on.

Does a maintenance contract pay for itself?

Blocked outlets and failed flashings cause a large share of commercial roof leaks, and both are cheap to deal with on a routine visit. Catching them early also protects any manufacturer guarantee that requires maintenance.
